Questions worth asking before you hire anyone.
Choosing a builder is mostly about understanding how they work: not just what they charge. These Frequently Asked Questions cover how we approach cost, planning, timelines, and the parts of a project that go wrong when they're left unclear. If your question isn't here, just ask.
Is Silverstone a fit for my project?
High-end residential remodels (kitchens, baths, and whole-home renovations) are the heart of what we do. We also take on additions, new builds, and ADUs where the project is a good fit, and a small number of complex or remote projects each year.
We're a fit for people who value craftsmanship, clear communication, and a builder who takes ownership of the details. And we do our best work with clients who see a remodel as an investment worth doing right rather than a price to drive down. If you're mainly looking for the lowest bid, we're probably not your builder, and that's okay.
Most of the work we take on starts around $125,000, though we consider every project on its own merits. If you're not sure whether yours fits, a short conversation will sort it out quickly.
Cost & estimates
The first conversation, and an initial ROM (rough order of magnitude pricing), are always free. For larger projects, generally anything involving an architect and drawings, getting to a number you can build to takes our pre-construction process. Estimating is part of it (usually two to three rounds as the design firms up), but the bigger piece is working through the process alongside you and your design team, with an eye on the big picture: constructability and budget together, so what's being designed is actually buildable for what you've set out to spend. That's a paid phase of real planning work, not a fee for the estimate itself: we'd rather charge for the work that gets it right than hand out a free number that falls apart.
Yes, our Cost Guide lays out real planning ranges. They won't tell you what your project will cost, but they'll tell you if we're in the same ballpark.
See the Cost Guide →Usually because they're not pricing the same project. One builder includes supervision, site protection, realistic allowances, and cleanup; another leaves those vague or out entirely. The lowest bid is often just the least complete one.
Planning & timelines
It's the planning phase before we build: where we pressure-test the design against your budget, your site, and how the house actually goes together. Most of the expensive surprises in construction trace back to things that could have been caught during this stage, and we believe it's here. It's where we do some of our most valuable work.
No. If you already have a design team, we'll coordinate with them. If you don't, we can help bring in the right people for your project.
Every project runs on its own schedule, and a real timeline comes out of pre-construction once the scope and selections are settled. As a rough guide, smaller projects tend to run around three months, larger remodels and additions six to ten months, and new builds roughly a year to fourteen months. Complex projects run longer, but we'll confirm real dates for your project before we start.
Contracts, warranty & protection
Yes. Silverstone Building is a licensed Washington general contractor (No. SILVEBG801PL), bonded, and fully insured. We're glad to provide current documentation on request.
Most of our work is fixed-price, meaning we commit to a number once the scope is defined well enough to stand behind it, so you know what your project costs before it starts. In the rare case where the scope genuinely can't be pinned down up front, we'll occasionally work cost-plus, but that's the exception, and we'll always talk it through with you first.
Nothing changes on your project, scope or cost, without your sign-off first. When something does change, we document what it is, what it costs, and how it affects the schedule before any work proceeds. No surprise charges after the fact.
Yes. Our work carries a two-year workmanship warranty, and manufacturer warranties on materials and fixtures will pass through to you. We stand behind what we build.
Getting started
A short conversation. We'll talk about your project, your timeline, and roughly what you're hoping to invest, and by the end we'll both have a sense of whether we're the right builder for the work. No pressure: just a clear picture on both sides of where things stand.
We're based in North Bend, and we work here as well as in Seattle, the Eastside, and the Snoqualmie Valley (including Bellevue, Kirkland, Issaquah, Snoqualmie Pass, Suncadia, and Cle Elum), plus remote and hard-to-access projects beyond the region on a case-by-case basis.
