What things cost, honestly.

Most builders won't put numbers on a website. We'd rather be upfront. The ranges below won't tell you what your project will cost (only a real look at your home and your plans can do that), but they'll tell you whether we're in the same ballpark before either of us spends time finding out. A project that works has to work for both sides, and that starts with being honest about money.

How to read these numbers

Think of these as planning ranges, not quotes. Every figure is a starting point, and the real number depends on your home, your site, and the choices you make along the way, so the honest answer is always “it can be more.” Most of the work we take on starts around $125,000, though we consider every project on its own merits.

Why two similar projects rarely cost the same.

Square footage matters less than most people expect. What moves a number is complexity, and complexity comes from two directions. There's the design: simple, repetitive work in familiar materials is far cheaper to build than custom detail. And there's the property itself: a steep lot, difficult access, poor soil, or an older home that has to be brought up to current code as you go can quietly double the cost of otherwise identical work.

Small projects surprise people most. A one-room remodel carries many of the same fixed steps as a large one (the same permits, the same trades, the same setup), with far less square footage to spread them across. That's why the smallest projects often cost the most per square foot.

Where your numbers actually come from.

These ranges are a starting point. The only way to know what your project costs is to look at it properly: your home, your plans, and what you want to achieve. That's what our first conversation is for.
